Preliminary Design
Let the fun begin! During this phase, we’ll start by exploring your vision for your project, including character, aesthetics, and a list of spaces and their intended use. This would be the time to share any inspiration photos/images. If your project is new construction, we visit the site to evaluate the landscape, views, solar analysis, and your vision for siting the structure.

Schematic Design
In this phase, we will draw concept designs based on the pre-design decisions. Schematic design evolves over a series of meetings that explore a range of potential approaches. We generate 3D renderings as well as preliminary drawings, which may include a site plan, floor plans, building sections, and exterior and/or interior elevations.

Design Development
During this phase, we will prepare detailed drawings to illustrate the proposed design, including plans, elevations, and sections. Design development concludes with a drawing set used to solicit preliminary construction pricing estimates from contractors.

Construction Documents
This is when final decisions are made. We will develop architectural drawings that we will use to submit to the building department for review. The contractor will also use these plans to establish the actual construction cost and build your space.

Construction Administration
During the construction phase, we will make regular site visits to ensure the built structure matches the design intent. We will coordinate with the general contractor to review contractor requests for payment and keep you informed of the construction progress. At completion, we will conduct a project closeout with a punch list and a detailed review of the contractor’s final pay request.
